The classic debate of renting vs. buying speaks to how owning your home protects you from inflation. If you buy a home with a fixed mortgage payment, your payment stays the same when housing costs (home prices and rental rates) rise with annual inflation or when the housing market is up.
Chronic renters who experience annual rental increases risk those increases outpacing the growth of their incomes. If a renter's income does not grow at the same rate that rents are increasing, it could make it difficult for them to keep up with inflation. In other words, renters risk their rent becoming too high for them to afford if their income does not keep up.
You might have move to another area where rent is lower, for the meantime at least.
Or, you could own your home and fix your monthly payment.
Homeowners typically pay the same monthly mortgage payment until the loan is paid off (you don't pay a mortgage forever!). Inflation and/or hot markets usually do not negatively impact a homeowner's housing expenses as intensely as they would a renter's.
Monthly affordability aside, when home values rise the equity in your property grows.
Equity you might be able to use for a number of things, or equity your heirs will inherit.
Equity is the value of your home minus what you owe on the property.
If you buy a home worth $500,000 but only borrow $400,000 to purchase it, you have $100,000 of equity in your home.
In 5 years, if your home value increases to $600,000, you will have $200,000 of equity in your home PLUS whatever principle was paid down with your monthly payments.
These are examples, of course, but you get the gist.

Even when mortgage interest rates are around 7%, the interest rate on a rent payment is 100%!
